What to Know About UCR Off-Campus Housing

Helping your student find housing near UCR is easier when you understand how the process works. This guide covers everything — from lease types to deposits to red flags to watch out for.

About Highlander Housing: We are an independent student housing community — not a landlord, property manager, broker, or lease approval party. We do not collect application fees, manage leases, or approve tenants. Listings in our community are provided by property owners directly. Always verify all information with the landlord before signing anything or making any payment.

How UCR off-campus housing works

Most UCR students live on campus during their first year. After that, the majority move off campus — and the housing search begins.

Off-campus housing near UCR consists primarily of private homes, ADUs, and apartment complexes in neighborhoods like Mission Grove, Shady Grove, and the streets near campus. Most are rented by groups of students splitting a house.

Unlike managed apartment complexes, most UCR rentals are owned by individual landlords. This means your student will communicate and negotiate directly with the property owner — sometimes without a management company in the middle.

Leases start in August or September
The UCR leasing cycle follows the academic year. Most full-year leases begin August 1 or September 1.
Housing moves fast
Quality listings are gone within days — sometimes hours. Students start looking in February or March for September move-ins.

Roommates are common
Most students rent a room in a shared house, splitting the total rent. A 5BR house at $4,000/mo divided 5 ways is $800/student.

Landlords screen applicants independently. Highlander Housing does not approve or reject tenants on anyone's behalf.

Full leases vs. subleases

Some rentals include utilities (water, trash), others don't. Budget an extra $80–$150/mo per student for electricity, gas, and internet if not included. Always ask before signing.

Some properties include parking, others charge extra or have limited spaces. If your student has a car, confirm parking is available before applying.

Security Deposit
California law caps security deposits at 2 months' rent for unfurnished units, 3 months for furnished. This is returned after move-out minus any deductions for damage.

Landlords typically charge an application fee for a credit and background check — usually $30–$65 per applicant. Highlander Housing does not collect these fees. Pay only to the landlord directly.

Will my student need a co-signer?

Likely yes. Most college students don't have the income or credit history that landlords require. A co-signer (also called a guarantor) is an adult — usually a parent — who agrees to be legally responsible for the rent if the student doesn't pay.

Not every landlord requires a co-signer, but most do for first-time renters and students. Some landlords accept the last 3 months of bank statements instead. When your student finds a listing they're interested in, it's one of the first questions to ask.

Pro tip: Have your ID, proof of income (pay stubs or tax return), and credit report ready before your student applies. Some landlords move quickly and having documents ready speeds up the process significantly.

What to watch out for

Never pay without a signed lease
Do not wire money, send Zelle, or pay any deposit before reviewing and signing a lease agreement. Legitimate landlords will not ask for payment before paperwork.

Visit in person or video-call before signing
Always see the property before committing. If in-person isn't possible, request a video walkthrough with the landlord live on camera.

Verify the landlord owns the property
You can verify property ownership using the Riverside County Assessor's Office website. Make sure you're dealing with the actual owner or an authorized property manager.

Read the lease carefully
Pay attention to: who is responsible for utilities, early termination terms, pet policies, sublease rules, and what happens if a roommate leaves mid-lease.

Homes that come up before they hit the market

Because the community is so active, there's always buying and selling happening near UCR — and a lot of it never reaches Zillow.

Some families decide it makes more sense to buy near campus than to keep paying rent — and to lease the extra rooms to other students to offset the cost. When their student graduates, many would rather hand the home off to another UCR family than list it publicly and deal with the whole open-market process.

That's where this community has an edge. Landlords looking to sell, owners who don't want their home on Zillow, and parents of graduating students often prefer a quieter, simpler transaction with someone already connected to UCR.
