Cost Guide

How Much Does Off-Campus Housing Near UCR Cost?

Straight answer first: most UCR students rent a private room in a shared house, and per-room rent typically runs from the low $700s up past $1,400 depending on the room, the house, and the area. Here's the full breakdown — by room type, plus deposits, utilities, and how prices move through the year.

About these numbers: These are general ranges based on the UCR off-campus market, meant to help you budget. Actual rent depends on the specific property, landlord, room, and area — and changes over time. Always confirm current pricing directly. Highlander Housing does not set rent or collect any payments.

What a room actually costs near UCR

Most students rent a single room in a shared house. Here's how the ranges break down by room type.

$700–$800
Low-end room
$1,200–$1,400
Higher-end room
$975–$1,200
Master bedroom (own bath)

A furnished private room typically runs about $800–$1,100 — furnishing usually adds a little to the price, but saves you the cost and hassle of buying furniture for a one- or two-year stay. The master bedroom (the largest room, often with its own bathroom) commands the top of the range, generally $975–$1,200 and up.

Why rent a room in a house instead of an apartment? It's usually cheaper per person and it's the classic college experience — a group splitting a 4–6 bedroom house. A house at, say, $4,000/month split five ways is $800 per student, often for more space than an apartment at the same per-person price.

How prices move through the year

☀️
Summer
Prices don't usually drop, but more leftover inventory becomes available — rooms students didn't pick up, plus summer subleases, since not everyone takes summer classes. If you're flexible, summer can mean more options at similar prices.
📈
August–September
Fewer options are available right before the school year, so students scrambling for housing sometimes end up in mini bidding wars for the remaining spots. This is the worst time to start looking — plan ahead to avoid it.

The other costs to budget for

🔒
Security deposit
California law caps deposits at 2 months' rent for unfurnished units and 3 months for furnished. It's returned after move-out, minus any deductions for damage.
💡
Utilities
Some rentals include water and trash; others don't. Budget roughly $80–$150/month per student for electricity, gas, and internet if they're not included. Always ask what's covered before signing. Houses with ADUs are often separately metered so utilities can be split accurately.
✍️
Application fee
Landlords typically charge $30–$65 per applicant for a credit and background check. This is paid directly to the landlord — Highlander Housing never collects fees.
🚗
Parking
Some properties include parking; others charge extra or have limited spots. If you have a car, confirm parking before applying.
